OPenbox config error

I’m using LEAP 42.3 and the xfce desktop. When I try to start the Openbox config app I get the error
Unable to extract the file “%f”. Please ensure that “/home/rowan/.themes” is writable
and that the file is a valid Openbox theme archive.
After dismissing the message the themes in /usr/share show up.

I have an empty director called .themes which the configurator creates.

Must be simple to fix??

A bit more info. I sometimes use lxde, as well as xfce, and they seem to interfere with each other’s settings some what. The Openbox app works fine in lxde, being happy with an empty .themes directory. The Home.desktop file in ~/Desktop/ merely appears as a text file in lxde.
